The AI Content Schedule Prompt for Real Estate Agents: Let Your LLM Build Your Plan

Strategy Tools Real Estate
TL;DR: Below is a single mega-prompt you can paste into ChatGPT, Claude, Gemini, or any LLM. It will interview you about your real estate business, then generate a full personalized content schedule. No guessing. No generic calendars. YOUR plan, built from YOUR answers.

The Problem with Generic Content Calendars

Every agent has seen the "30-Day Social Media Calendar" PDFs floating around. Post a market update Monday. Share a testimonial Tuesday. Throw up a meme Wednesday. The templates look organized. They feel productive. And they almost never work.

Here is why. A content schedule built for everyone is built for no one. Your farm area is not the same as an agent working beachfront condos in Marina del Rey. Your sphere is not the same as a first-year agent with 40 contacts. Your strengths, your voice, your transaction history, your local knowledge, your target seller profile: all of these variables should shape what you post, when you post it, and where you post it.

That is exactly what AI is built to solve. Not by generating your content for you (although it can do that too), but by asking you the right questions first, then engineering a schedule around your real answers.

Why This Prompt Works Differently

Most people open ChatGPT and type something like "give me a content calendar for a real estate agent." The LLM spits out a generic grid. It has no idea who you are, what you sell, where you sell it, or what makes you different. The output is usable but forgettable. It is the same calendar 10,000 other agents got today.

The prompt below flips the script. Instead of asking the AI to guess, it instructs the AI to interview you first. It asks about:

Only after it has your answers does it build the schedule. The result is a content plan that sounds like you, targets your actual prospects, and fits into your actual week.

The Prompt

Open your preferred LLM (ChatGPT, Claude, Gemini, Grok, or any other). Paste the entire block below into a new conversation. Then answer its questions honestly. The more specific you are, the more precise your content schedule will be.

You are an expert real estate content strategist and marketing consultant. Your job is to build a fully personalized content schedule for a real estate agent. But you will NOT guess. You will interview me first. PHASE 1: THE INTERVIEW Ask me the following questions ONE AT A TIME. Wait for my answer before moving to the next question. Do not skip ahead. Do not assume answers. If my answer is vague, ask a follow-up to get specifics. 1. What is your name, brokerage, and license state? 2. What geographic area(s) do you primarily serve? What neighborhoods, cities, or ZIP codes? 3. How many transactions did you close in the last 12 months? What was your average sale price? 4. Do you primarily represent sellers, buyers, or both? Is there a type of transaction you specialize in (luxury, first-time buyers, investment, relocation, downsizers, estate sales, new construction)? 5. Describe your ideal client in one paragraph. Who are they? What triggers them to reach out to an agent? 6. What platforms are you currently active on? (YouTube, Instagram, Facebook, TikTok, LinkedIn, X/Twitter, blog, email newsletter, Google Business Profile, Pinterest, other). Which one gets you the most engagement today? 7. What type of content are you most comfortable creating? (talking-head video, screen recordings, written posts, photography/carousel, data/infographics, live video, podcasting, short-form video, long-form video) 8. How many hours per week can you realistically dedicate to content creation and posting? Be honest. 9. What is your single biggest business goal for the next 90 days? (more listings, more buyer leads, build brand awareness, grow database, launch a new service, increase referrals, break into a new farm area, something else) 10. What makes you different from other agents in your area? Why should a seller or buyer pick you over the competition? If you are not sure, tell me what your past clients have said about working with you. 11. Do you have any existing content assets? (past blog posts, YouTube videos, a website, email templates, a CRM with automation, listing presentations, neighborhood guides, market reports) 12. What is one content idea you have been meaning to create but keep putting off? 13. Are there any topics or formats you absolutely do NOT want to include? (example: "I will never do dancing reels" or "I do not want to talk about politics") PHASE 2: BUILD THE SCHEDULE After I answer all 13 questions, generate the following: A. CONTENT PILLARS: Based on my answers, define 4-5 content pillars (recurring themes) that align with my market, strengths, and goals. Explain why each pillar was chosen. B. WEEKLY CONTENT SCHEDULE: Create a realistic weekly content calendar that fits within my stated time budget. For each content piece, specify: - Day of the week - Platform(s) to post on - Content type (video, carousel, text post, story, reel, blog, email, GBP post, etc.) - Topic/title - Brief description of the content (2-3 sentences) - One specific call-to-action for that piece - Estimated creation time C. 30-DAY CONTENT CALENDAR: Expand the weekly schedule into a full 30-day plan with specific topics filled in for each slot. Make every topic relevant to my market area, my ideal client, and my 90-day goal. D. CONTENT CREATION WORKFLOW: Give me a step-by-step weekly workflow. When should I batch-create? When should I schedule? What tools should I consider for scheduling and repurposing? E. QUICK-WIN LIST: Identify 3 content pieces I can create THIS WEEK using assets I already have, based on what I told you in question 11. F. 90-DAY MILESTONE CHECK: Define 3 measurable benchmarks I should hit at 30, 60, and 90 days to know this content plan is working. FORMAT RULES: - Use clean formatting with headers and bullet points - Be specific to MY market and MY answers, never generic - If I serve a specific area, reference that area by name in topic suggestions - Include local SEO keywords naturally in suggested titles and descriptions - Every suggested post should tie back to one of the content pillars - If I said I do video, lean into video. If I said I write, lean into writing. Match MY strengths. Begin now by asking me Question 1.

What Happens After You Paste It

The AI will start with Question 1 and work through all 13 questions in order. It will wait for each answer. Some of these questions will make you think. That is the point. A content schedule is only as good as the self-awareness behind it.

When you finish the interview, the AI produces six deliverables: your content pillars, your weekly schedule, a full 30-day calendar, a creation workflow, quick wins you can execute immediately, and 90-day benchmarks to track results.

The entire process takes 15 to 25 minutes depending on how detailed your answers are. That is less time than most agents spend scrolling Instagram trying to figure out what to post next.

Tips to Get the Best Output

Be Specific in Your Answers

"I serve Santa Clarita" is fine. "I primarily farm Valencia and Stevenson Ranch, targeting move-up sellers in the $750K-$1.2M range who have lived in their home 7+ years" is better. Specificity is the fuel. The more you give, the more the AI can tailor your schedule to your exact business.

Be Honest About Your Time

If you have 3 hours a week, say 3 hours. Do not say 10 because it sounds better. The AI will build a plan you cannot sustain, and you will abandon it by week two. A realistic plan you execute beats an ambitious plan you ignore.

Run It Again When Things Change

Just closed a big listing? Broke into a new neighborhood? Changed your business model? Run the prompt again with updated answers. Your content schedule should evolve as your business does.

Use It With Any LLM

This prompt works in ChatGPT (free or Plus), Claude, Google Gemini, Grok, Perplexity, or any conversational AI. Use whichever one you are most comfortable with. They will all follow the interview structure.

Why This Matters Right Now

Content is the new cold call. The agents who show up consistently with relevant, local, value-driven content are the ones getting calls from strangers who already trust them. The agents who post sporadically or not at all are invisible.

AI did not replace the need for content. It eliminated the excuse for not having a plan. You now have a tool that will sit with you for 20 minutes, ask smart questions, and hand you a custom roadmap. The only thing it cannot do is press "publish" for you.

Take the prompt. Use it today. Build your schedule. Then execute.

Frequently Asked Questions

Q: Do I need a paid AI subscription for this? No. This prompt works with free versions of ChatGPT, Gemini, and other LLMs. Paid tiers may produce longer or more detailed outputs, but the free versions handle this prompt well.
Q: Can I modify the prompt to add my own questions? Absolutely. Add questions about your brokerage's brand guidelines, your team structure, your budget for boosted posts, or anything else relevant to your situation. The more context the AI has, the better the output.
Q: Will the AI create the actual content too? This prompt generates the schedule and plan. Once you have it, you can ask the same AI to write individual posts, scripts, captions, or emails based on the schedule it created. One prompt builds the map. Follow-up prompts build the content.
Q: How often should I refresh my content schedule? Every 90 days at minimum. Sooner if your market shifts, your goals change, or you add a new platform. Run the prompt again with updated answers and the AI will generate a fresh plan.
Q: Is this only for real estate agents? The prompt is written for real estate, but the framework works for any service business. Mortgage officers, home inspectors, contractors, insurance agents: swap the real estate language for your industry and the interview still applies.
