The Simple, Repeatable Workflow
Step 1) Pull Your Daily MLS Snapshot
On my SRAR home screen I maintain a saved Market Watch for Santa Clarita Valley broken down by cities (Castaic, Canyon Country, Newhall, Saugus, Stevenson Ranch, Valencia; sometimes Acton/Aqua Dulce if relevant). Each morning I copy the counts:
Coming Soon, New Listings, Price Changes
Back on Market, Active Under Contract, Pending, Closed
Expired, Canceled, Hold, Withdrawn
Why daily? It’s the fastest, most honest pulse of supply, demand, and velocity. It also keeps you in the habit of shipping content.
Step 2) Paste That Snapshot Into Your Content Agent
I use Grok and a custom “Content Maker” agent. You can build the same in ChatGPT or Gemini. Your agent’s job:
Accept your raw MLS counts
Draft an accurate, no-hype blog post with a clear title, scannable subheads, and local SEO
Insert internal links to your site’s pages (more on sitemaps below)
Produce a social caption + hashtags tailored for each platform
Keep tone true to you (that’s in the instructions)
Pro tip: Specify: “Create an engaging but truthful title—no doom, no click-bait beyond what the data supports.”
Step 3) Teach the Agent Your Website Using Your Sitemap
Your sitemap (usually yourdomain.com/sitemap.xml
) is gold. I keep a Google Doc that includes my sitemap URLs for SantaClaritaOpenHouses.com and SantaClaritaArtificialIntelligence.com. I feed that doc to my agent so it can interlink blog posts with relevant search pages (e.g., “Saugus single-family homes” or “Valencia pool homes”).
This improves:
Reader experience (fewer dead ends)
SEO/AEO (Answer Engine Optimization) when LLMs summarize your site
Lead flow (readers click from post → search page → calendar)
Step 4) Post Everywhere in One Move (Free Tool)

Every major model lets you create a custom agent (ChatGPT calls them GPTs; Gemini calls them Gems). The secret is great instructions and a knowledge pack.
What to Put in Your Instructions
Role & voice: “You are my Santa Clarita Valley real-estate content engine. You write as Connor with Honor: plain-spoken, data-anchored, calm.”
Inputs: “You will receive daily MLS counts and occasional local notes. Do not fabricate.”
Outputs:
1 H1 title (truthful, intriguing)
1–2 sentence hook
800–1,500 words with subheads (Market Pulse, Buyer/Seller Takeaways, Neighborhood Spotlights)
Internal links to relevant pages from my sitemap
1 featured image description (if I’m using image generation)
Platform-specific social captions + 10–15 relevant hashtags
Constraints: “No hype beyond data. No external references. Use American English and AP style.”
Style toggles: “If I say ‘short social,’ produce 120–180 characters. If I say ‘YouTube desc,’ give 3–5 keyword blocks.”
Your Knowledge Pack (in a single Google Doc works great)
Your bio, service areas, brokerage disclaimers
Links to your website sitemap and key pages
Your calendars (booking links)

I keep a list of style cues in my doc: comic book, 3D cartoon, dramatic oil painting, wireframe holographic, solarpunk, duotone, postcard 1930s/1950s. Iterate until the text, colors, and composition are right; then use that image in your blog and social stack.
Safety, Truth, and the “AI Slop” Problem
I watched breaking news hit my X feed seconds after the event and my first thought—like yours—was “Is this faked?” We’re living in a world where fabrication is cheap. That means our advantage is trust:

Notes on Platforms (What I Actually Use)
Grok (X): Fast, pragmatic drafting for blogs and scripts.
ChatGPT: My daily “agent lab” for reusable instructions and long-form structure.
Gemini: Great for doc-structured outputs, image creation experiments, and practical task flows.
Copilot: Handy if you’re already deep in Microsoft 365.
Pick one and get good at it. The model matters less than your repeatable process.
Common Gotchas (So You Don’t Learn the Hard Way)
Google Business Profile is picky about overt promotion (phone #s, links) in posts; keep those minimal and place the CTA in the image or on your website page you’re linking to.
Hashtags: Use 8–15 tight, local tags; you don’t need 40.
Iteration: If an output misses, it’s almost always a prompt clarity issue. Ask again, add constraints, and paste a sample to imitate.
Fabrication: Tell your agent “Do not invent data—limit analysis strictly to the MLS counts provided.”
Over-tooling: Resist buying a stack of overlapping subscriptions. Your free core (calendars + social posting) plus one LLM is enough to win.
